Renter/Guest Rules
Welcome to Evergreen Coho SKP Park. We hope you enjoy your stay in the beautiful Northwest. To make our park better for you and our residents, we have established guest rules to follow while you are with us.
1. Reservations for the months of June, July, and August are restricted to 30 days. At the end of the 30 days, any available space will be offered to those with reservations and those on the reservation waiting list who have requested that time period. Five days before the end of their 30-day period the renter may request a space for an additional 30 days and will be put at the end of the reservation waiting list. If a space is still available, the stay may be extended 30 days at a time. During the other months, reservations may be made for several months at a time if space is available. All rentals are subject to the annual limits discussed below.
2. Check-out time is 11:00 a.m. If a renter overstays the check-out time without making prior arrangements, a fee of $4.00 per hour beyond check-out time will be charged up to an amount equal to the daily rental rate and the renter will be required to leave.
3. Our rental fees are based on one or two adults in a RV. An RV occupied by more than two (2) persons may incur additional fees. RVs occupied by more than two adults or adults and children are limited to 30 days per calendar year. Only one RV is allowed per site. No tents are allowed in the park. A maximum of two other vehicles are permitted (one tow and one transportation vehicle).
4. A non-SKP guest of a Leaseholder who is in the park is limited to 30 days in any 12-month period. Request for a hardship extension must be approved by the Manager and two Board Members.
5. A non-SKP guest may not stay in the park overnight when the sponsoring Leaseholder is not in the park.
6. Escapee members will be limited to a total of 180 days in any 12-month period. At management’s discretion a 30-day extension is allowed. Further extensions must be approved by the Manager and two Board Members. An SKP will be allowed up to seven days per year in dry-camp. A stay may be extended at the discretion of the Manager. Renters on a rental pool lot may be required to move to another lot if the Leaseholder returns.
7. Renters shall notify management when leaving the park overnight. In no event may an RV be left unattended for more than seven days. Any renters who leave the park for seven days should be prepared to move upon their return because the Leaseholder may have returned while they were absent.
8. Management must be present to re-park renters each time they return their RV to a Leaseholder rental lot.
9. The Escapees RV Club Directive requires that we have at least eighteen (18) sites that are subject to the first in/first out policy. This directive states that at the end of a paid-up weekly or daily rental period, a renter may be required to vacate their space if the Park is full and others are waiting for a space. All renters (except the top three on the membership waiting list) are subject to the firstin/first-out policy.
10. We recommend the use of a water-pressure regulator.
11. A threaded or air-tight sewer connection is required. Porta Potties must be dumped ONLY at the dump station, never in the restroom. Do not put any chemicals that contain formaldehyde, phosphorus, or disinfectant in the septic system.
12. Generator use by renters is limited to dry-camp sites only, except when there is an emergency. Generators may only be used between 8:00 a.m. and 8:00 p.m. No level II or level III charging is allowed in the park.
13. The use of garbage disposals is not permitted because they can harm our septic system.
14. RV washing is permitted on your rental lot if water is used sparingly. The hose must have a nozzle with a shut- off valve. Please shut off nozzle when not rinsing. Cars and trucks are to be washed only at the car wash location beside the shop.
15. Guests are required to take instructions only from the Management. Management has the right to ask any renter or guest to leave for violating rules. The following actions as well as any infractions may result in removal from the park, i.e., violent, threatening, abusive behavior, or creating conflict with park employees.
16. Please respect your neighbors by not playing loud music or allowing your dog to bark excessively. Quiet hours are 10:00 p.m. to 8:00 a.m.
17. Please keep your lot clean and neat at all times. No large electrical appliances, tools, boxes, plastic bins or other storage containers may be stored outside. Ice chests are permitted. Items under or behind your RV shall not be visible from the street.
18. No smoking is allowed within 25 feet of any common building. Please use the ash receptacles.
19. The Park has a limit of two pets per RV. Pets are not permitted in any park building or common area, with the exception of certified service dogs. Please refer to the complete pet policy in the check-in packet.
20. The speed limit in the park is 10 MPH.
21. Paths and walkways are for foot traffic, wheelchairs, and motorized handicap carts only.
22. All utility buildings are for Leaseholder use only. Guests may accompany Leaseholders into buildings if working on personal or park projects only if a Hold Harmless waiver has been signed.
23. Air is available in front of the maintenance building. Oil may not be changed anywhere in the park.
24. Children under 18 are not allowed in any park buildings unless they are accompanied by a sponsoring adult.
25. Solicitation or selling is not allowed without permission from the Board of Directors.
26. Renters are responsible for damages that they or their guests cause to park or Leaseholder property.
